The Detailed Site Investigation NSW

 

Phase 1, also known as the Preliminary Site Investigation NSW, is the first step in assessing the environmental condition of a site.  It's an initial desktop, i.e., historic land use screen, aerial photos, documents, and regulatory files. Include Site walkover to determine easily visible contaminants as an add-on as well. The goal is to determine whether any development on or in the area around the site plausibly would have discharged contaminants to ground, water, or environment.


NSW regulatory authorities or NSW councils would, in most instances, request a PSI where planning approvals would be required, particularly where land rezoning is residential to industrial or commercial. It helps to find out if it is safe or not to carry out more and if it is not or according to environmental laws.

Where PSI has resulted in a likely risk of contamination, then comes the phase of Detailed Site Investigation (DSI). It is a further detailed investigation, i.e., soil, ground water, or gas sampling and analysis. DSI determines the degree, kind, and magnitude of the contamination and whether environmental or health risks to humans are present. Its findings usually establish whether a Remedial Action Plan or site cleaning should be pursued.

 

PSI and DSI are fine tools of environmental responsibility, good faith due diligence, and risk assessment. Any NSW property development project, with a clean PSI property to begin with and then a successful Detailed Site Investigation NSW where the latter by itself is not sufficient, is a new way of building on good, clean, secure ground.
